The Process of Buying a Property in Scotland - How Can We Help?

We make the process of buying a property simple. We know you have a lot to think about when you are moving home, so we will guide you through the process with minimal stress.

Submitting an Offer

Once you have found a property you are interested in, we can take instruction on how much you would like to offer. Once we have your instructions, we will submit a formal written offer on your behalf. We usually will limit the time for acceptance, so you aren't left wondering whether the offer will be accepted or not. Once the seller's solicitor responds to your offer, we will be in touch right away. Usually, the solicitor will offer a 'qualified acceptance', and the process of negotiation around the details of the transaction can begin.

Negotiating the Details (Missives)

We refer to the process of negotiation as 'missives'. This is simply an exchange of letters and documents to refine the details of what exactly is being sold, as well as details such as entry date. Once both parties are satisfied with the agreement, missives are said to be concluded, and the seller’s solicitor will send a final letter of acceptance. At this point, the contract becomes legally binding.

Transfer of Ownership

Once missives have been concluded, we begin the actual conveyancing process. This is the process of transferring the title to the property from the seller to you as the buyer. This must be completed in the time between missives being concluded and the date of entry set out in the contract.

Getting your Keys

When the date of entry arrives, we will transfer the payment for the property to the seller’s solicitor. We will also get the title deeds, the signed disposition and the keys to the property on your behalf. At this point, the property title has been legally transferred to you, and you can pick up your keys to the property.
